Property Inventories

If you are looking to find out how to rent a property and find one to rent, Bear Lettings will do their best to match you to a property that meets your requirements. We do this by taking your full details of the area and of the property you require.

Bear believes in giving back to our tenants, wherever possible, and we have devised a scheme to do just that, called our Bear Share Scheme

Lettings Property Search

Please search here for properties to rent, or alternatively, register your details on our ‘Bear Exclusives Lettings’ form and you will receive details of properties to rent 24hrs before they appear on Rightmove or Zoopla.

Once you have seen a property you think might suit you, then contact us and we can organise a viewing accompanied by one of our agents. We will make sure that we have all of your details and will also inform you of how long the rental agreement on the property is for and when it can commence.

If the property matches your requirements, then we will move on to taking up your references. Our requirements from you will be:-

A signed written application form accompanied by at least, two types of identification, one of which must contain your photo and your age.

Sight of proof of salary covering at least the last two months wages. This can be wage slips or bank statement, showing wages or regular income deposits.

Further information may be required to establish your right to reside in this country.

References will be taken from your employer, as well as your previous landlord and their details will be taken.

Proof that Applicants are over 18 years of age.

It may be possible to have a Guarantor accepted who is willing to undertake legal responsibility for any rental shortfall or non-payment of rent or fees. This is dependent on the landlord’s agreement.

Fees apply for our reference checking system at a cost of £300 for a single tenant, additional tenants and guarantors at a cost of £50 each.

Reference checks will be taken for any agreed Guarantor and fees apply, payable in advance. All deposits are safeguarded and kept in an independent Deposit Protection Scheme (DPS)

Once referencing has been completed and a tenancy offered, the tenancy agreement must be signed by all parties. A deposit equivalent to one month’s rent, becomes due. This, and one month’s rent in advance, needs to be paid before occupancy takes place.

An Inventory of the property is taken, listing any fixtures, fittings and furnishings in the property and condition of the property. This is signed by the agent on behalf of the landlord and also by you. Your deposit will be returned at the end of your tenancy, providing the property is in good order, compared to the inventory. If there are any disputes over deposits, The DPS will oversee the situation.

Once you commence your tenancy, your Bear agent will be in contact with you at different times to organise 3 monthly inventory check appointments. It is important to keep these appointments as fees may apply if not kept and you may also lose your membership to our Bear Share Scheme.

Our tenants will be supplied with our trades people’s emergency numbers which they can use in an 'out of hours' emergency.

Fees & Admin Charges – Failure to comply with lease agreement

There is an administration fee of £30 to pay for each time rent is overdue and a demand letter needs to be sent. Late payment of rent will also result in exclusion from the Bear Share Scheme.

There will be interest at the rate of 10% per annum (or other specified bank rate) on any rent arrears of more than fourteen days calculated from the rent due date until the date upon which it is actually paid in full.

If a re-booked appointment with Bear Lettings Agents or an associated party is cancelled without giving us 48 hours’ notice in writing, there will be a ‘cancellation without notice cost’ of £50.00 to be paid by tenant.

For your guarantor, if any, to be re-referenced at most every 3 years at a cost of £99.

There is a cost of £30 to pay, if a cheque that is paid into our bank is returned unpaid or a standing order is returned unpaid.

A tenant must agree to repay within seven days of demand any housing benefit monies that are reclaimed during or after the tenancy including any reasonable administration costs that have been incurred by Bear Lettings Agents.

In order to leave a fixed term contract early:

  • £100 administration fee payable to Bear Lettings Agents.
  • Compensation to the Landlord pro-rata of the re-let fee that he will pay.
  • Rent until the end of the term or until a new tenant is found, whichever happens first.
