Property Inventories

If you are looking to find out how to rent a property and find one to rent, Bear Lettings will do their best to match you to a property that meets your requirements. We do this by taking your full details of the area and of the property you require.

Bear believes in giving back to our tenants, wherever possible, and we have devised a scheme to do just that, called our Bear Share Scheme

Lettings Property Search

Please search here for properties to rent, or alternatively, register your details on our ‘Bear Exclusives Lettings’ form and you will receive details of properties to rent 24hrs before they appear on Rightmove or Zoopla.

Once you have seen a property you think might suit you, then contact us and we can organise a viewing accompanied by one of our agents. We will make sure that we have all of your details and will also inform you of how long the rental agreement on the property is for and when it can commence.

If the property matches your requirements, then we will move on to taking up your references. Our requirements from you will be:-

A signed written application form accompanied by at least, two types of identification, one of which must contain your photo and your age.

Sight of proof of salary covering at least the last two months wages. This can be wage slips or bank statement, showing wages or regular income deposits.

Further information may be required to establish your right to reside in this country.

References will be taken from your employer, as well as your previous landlord and their details will be taken.

Proof that Applicants are over 18 years of age.

It may be possible to have a Guarantor accepted who is willing to undertake legal responsibility for any rental shortfall or non-payment of rent or fees. This is dependent on the landlord’s agreement.

A holding deposit of 1 weeks rent is taken to secure the property. This is returned within 7 days of the tenant moving into the property.

Reference checks will be taken for any agreed Guarantor and fees apply, payable in advance. All deposits are safeguarded and kept in an independent Deposit Protection Scheme (DPS)

An Inventory of the property is taken, listing any fixtures, fittings and furnishings in the property and condition of the property. This is signed by the agent on behalf of the landlord and also by you. Your deposit will be returned at the end of your tenancy, providing the property is in good order, compared to the inventory. If there are any disputes over deposits, The DPS will oversee the situation.

Once you commence your tenancy, your Bear agent will be in contact with you at different times to organise 3 monthly inventory check appointments. It is important to keep these appointments.
