This innovative scheme is based in the belief that increasing cooperation between the parties involved in a rental property will lead to the best rental experience for them. We offer an excellent service to landlords, and always are happy to hear feedback so that we can keep improving this service.
Tenants found through Bear Lettings Agents are given our ‘Best Tenant’ Bear Share Scheme criteria which, if followed, and with the landlords permission, will result in them earning dividends from Bear and paid by Bear towards their rent. Furthermore, any references needed from us by our tenant for future lettings will be done "free of charge". We believe this helps to encourage responsible letting by tenants.
With the Landord’s permission, Bear will pay £20 amount towards the tenant’s rent, for every month after tenancy commences, that our bear board is kept in place. (criteria + up to 6 months) This has no financial cost to Landlords and is paid directly to the tenant from Bear Lettings.

In order to take advantage of free renewal of the tenancy agreement it will be necessary to have fulfilled certain criteria:-
Be clear that these monies CANNOT BE TAKEN from a tenant’s rent in advance, as the agreement for this is between the Tenant and Bear Estate Agents and does not represent a shortfall in the Landlord’s agreed rent, in any form.
It will also be necessary for the tenant to contact us to report a missing or damaged sign, as the agreement between the two parties, Bear Estate Agents and The Named Tenant, will break down if Bear later find the board not to be in the correct position as denoted by the sign erector.
This agreement is for no longer than 6 months from tenancy start date.
Payments will be made after the first three month’s tenancy inventory check, only once it is established that the Bear Criteria has been met.
Your landlord must be agreeable to this ‘Sales Board Agreement’ taking place.
Bear run a Bear Share Scheme in which we reward responsible tenants. If, however, rent is paid late, agreed appointments are not kept or there is damage to a property, then the Bear Share Scheme will not apply and further administration costs may apply.
